What is my home worth?

Zillow has never walked through your house. It doesn't know about the new roof, the kitchen you redid, the foundation work, or the fact that the comparable two streets over backs a busy road. I do that part by hand.

  • Recent comparable sales in your neighborhood, chosen and adjusted by a person
  • What condition and updates are actually worth in today's Tulsa market
  • A realistic price range, not a single number pretending to be precise

Why the online estimates miss

Why is my Zestimate different from your number?

Automated estimates work off public records and past sales. They can't see condition, updates, layout, what the inside of the comparable homes looked like, or anything that happened to the property since the last recorded sale. In neighborhoods where houses vary a lot house to house, which describes most of midtown Tulsa, that gap gets wide.

Do you need to come see it?

Not to give you a starting range. If you want a number you could price on, I usually do, because condition is most of what separates the top of the range from the bottom. I'll tell you which one you're getting.

What if I'm not ready to sell?

That's most people who ask. Refinancing, settling an estate, deciding whether to keep it as a rental, or just wanting to know. You'll get the number either way, and I'm not going to chase you about listing.

Should I rent it out instead?

Sometimes that's the better move, and I can run both sets of numbers. I work with rental investors every day through Keyrenter Tulsa, so I can tell you what the property would rent for and what it would net after management, not just what it would sell for.
