Tulsa Housing Market Update: June 2026

Summer's here, school is out, and the moving trucks are rolling. Here's what the May numbers tell us about where the Tulsa market is headed.

What changed this month

What this means: the market found its summer rhythm. Sellers who price realistically are getting solid results, and the 6.5% year-over-year gain in actual sale prices is the number I'd point to if anyone tells you the Tulsa market has stalled. For buyers, that first inventory build of the year is your early sign that late summer will bring more choices.

Around Tulsa

June is officially Housing Month. Mayor Nichols proclaimed it as part of the city's push to create 6,000 affordable housing units and cut the number of vacant and dilapidated properties by 60%.² Watch this if you invest here; fewer blighted properties lift values in the neighborhoods around them.

A new cultural hub is coming to the Cathedral District. The MODE development will span roughly 90,000 square feet downtown, and its developers say they intend to kick off a wave of building in the district.³

Builders are betting on the suburbs. The Tulsa metro logged 877 housing starts through April, with Broken Arrow leading at 167, followed by Tulsa proper at 117 and Coweta at 99.⁴ New construction keeps clustering in the lifestyle communities south and east of the city.

One smart move for June

If you're buying a rental property, close before the end of July. Leasing demand in Tulsa peaks in June, July, and August when families move between school years. A rental that hits the market in early August rents faster and often for more than the same house listed in October. Timing your purchase to the leasing calendar is one of the simplest wins in rental investing.
