Tulsa Housing Market Update: July 2026

Half the year is in the books. The June numbers show a market that's leveling off in the best possible way: steady prices, growing selection, and no drama.

What changed this month

What this means: the second half of 2026 is setting up as a more buyer-friendly market than the first. Prices aren't falling, but they've stopped sprinting, and every month adds inventory. If you're a buyer who felt rushed in April, the pressure is easing. If you're a seller, you still have a solid market, but the days of naming your price against three competing offers are behind us for this year.

Around Tulsa

Williams is doubling down on downtown. The company signed an agreement with the city to purchase several properties around its headquarters, including two parking garages and the Williams Center Green, with plans to maintain the Boston Avenue bridge and the Center of the Universe landmark.¹ A Fortune 500 anchor investing in downtown real estate is a long-term vote of confidence in the core.

Tulsa's job market is pulling its weight. Job growth here helped push Oklahoma into the top 15 states nationwide.² Employment growth is the quiet engine behind housing demand; people follow jobs, and housing follows people.

One smart move for July

If you're moving to Tulsa from out of state, don't try to do it blind. Get a local agent on the ground early, insist on live video walkthroughs rather than listing photos, and lean hard on the inspection. Listing photos are marketing; an inspection is evidence.
