How each number is calculated
Net operating income is the rent you actually collect after vacancy, minus everything it costs to run the property. It deliberately excludes your mortgage, because NOI describes the building and not your financing.
Cap rate is net operating income divided by the purchase price. Use it to compare one property against another, not against a number you read on the internet. A high cap rate is usually the market pricing in risk.
Cash flow is net operating income minus the mortgage payment. This is the number that shows up in your bank account, and it is often smaller than people expect once reserves are honest.
Cash-on-cash return is annual cash flow divided by the cash you actually put in: down payment, closing costs, and any repairs before a tenant moves in. It is the number that tells you whether your money is working.
Most spreadsheets I get sent have three lines missing: vacancy, capital reserves, and management. Add those back and a lot of "it cash flows $300 a month" deals land near zero. That is not a reason to walk away, but it is a reason to know before you sign rather than after the roof goes.
The other habit worth building: run the deal at a rent slightly below what you hope for. If it still works, you have a margin. If it only works at the top of the range, you are counting on a perfect tenant in a perfect year.
Common questions
What is a good cap rate for a Tulsa rental?
There is no single right answer, and a high cap rate usually means the market is pricing in risk: a rougher street, older systems, or harder tenancy. Use cap rate to compare properties against each other rather than against a number you read somewhere.
What is the difference between cap rate and cash-on-cash return?
Cap rate ignores your loan. It is net operating income divided by purchase price, so it describes the property. Cash-on-cash divides your annual cash flow by the actual cash you put in, so it describes your deal. Two people can buy the same house on the same day and get very different cash-on-cash returns.
Why does the calculator include maintenance and capital reserves separately?
Because they behave differently. Maintenance is the ordinary year: a plumbing call, a fence panel. Capital reserves are for the roof and the HVAC, which will not fail this year but will fail. Folding them into one number is how a rental looks profitable right up until it isn't.
Should I include property management if I plan to self-manage?
Yes. If the numbers only work because you are doing the work for free, you have bought yourself a job rather than an investment. Leave the fee in, and treat anything you save by self-managing as pay for your time.
What should I use for the rent number?
