Tulsa Housing Market Update: May 2026

Spring is officially here, and the Tulsa market woke up with it. Here's where things stand as we head into the busiest selling season of the year.
Tulsa by the numbers (April 2026)

What changed this month
- Listing prices jumped $9,400 from March as the spring inventory arrived. Sellers list their best homes this time of year, and the prices show it.
- The market sped up. Median days on market fell from 59 in March to 51 in April, the fastest pace since last summer.
- Rates gave buyers a gift in late April, dipping to 6.23%, the lowest of the spring, before drifting back to the mid-6.3s.
- Inventory is running 7% ahead of last year, which means more choices for buyers than we've seen in a couple of springs.
What this means: this is a healthier spring market than the last few. Buyers have real selection for the first time in a while, and that late-April rate dip put some fence-sitters back in the game. For sellers, the speed-up in days on market says demand is there, but the extra inventory means you're competing. Presentation and pricing matter more this year than last.

The program that pays remote workers $10,000 to relocate here marked its 4,000th member this spring.¹ These are educated, employed people showing up with paychecks from somewhere else and spending them here, and most of them stick around. One smart move for May
If you're selling this spring, price it right the first weekend. The data above shows well-priced homes moving fast while the rest sit. The most expensive mistake I see sellers make is "testing" a high price for two weeks, then chasing the market down with cuts. Your best offers almost always come from the first wave of showings.
